Age Limit

Our spaces are curated exclusively for adults (18 and over). This applies to all visitors as well.

Kindness Counts

A great community runs on mutual respect. We simply ask you to be considerate of your neighbors and the ROOM8 staff.

Safe Space

We are committed to providing a secure environment. Any aggressive behavior, harassment, or violence is strictly prohibited.

Every resident needs to complete their official registration and provide necessary documents before settling in.

Fair Play

A friendly chat usually solves most issues. However, consistent rule-breaking may result in formal warnings, fines, or lease termination. (P.S. We might update these guidelines occasionally to serve you better.)

Occupancy limits

Feel free to share your space! Just stick to the limits:

• Studio = max 2 residents
• One BR = max 2 residents
• Two BR = max 4 residents

Please ensure everyone is officially registered with our team.

Smoke-free indoors

For a fresh environment, smoking and vaping are strictly prohibited inside the apartments. You’re welcome to use your balcony or our designated outdoor areas.

Care and cleanliness

Please treat your space with love. Dispose of waste using the garbage chutes on your floor. Need a tidy-up? Book our cleaning via the app or register your external cleaners at the front desk.

Maintenance and repairs

Leave the fixing to us! Log minor issues in the ROOM8 App. For emergencies (water, power, or fire), contact security instantly. Please don’t hire outside contractors without our approval.

Bring your people over.

The plus-two rule

We love seeing new faces! In unbooked common areas, you can bring up to 2 guests per resident to ensure the spaces stay comfortable for everyone.

Arrival and accompaniment

Please have your friends register at reception when they arrive. To ensure a smooth experience, always accompany your guests while they are in the building.

Community respect

Make sure your guests know our house rules. Just a heads-up: in rare cases of severe rule-breaking, we may need to restrict a guest’s future access.

Furry friends are family.

Approval and paperwork

Standard household pets are welcome once approved by our management. Make sure they are also registered with Dubai Municipality Vet Services.

Out and about

Keep your pets on a leash in all shared spaces. Bathroom breaks must happen strictly outside the building premises and courtyard.

Paws off the furniture

We want everyone to enjoy the lounges, so please keep your pets off the fabric furniture in any of the common areas.

Total responsibility

Your pet is your responsibility. We expect them to be well-trained, safe around others, and respectful of the shared environment.

Co-working tables

The tables are available on a first-come, first-served basis. Please avoid «reserving» spots with personal items. To keep the space fresh, step away to the lounge or kitchen for meals.

Meeting rooms

Whether you need a classic boardroom setup or relaxed soft sofas for brainstorming, we’ve got you covered. Book your ideal meeting space via the ROOM8 App.

Privacy booths

Need to take a call? Use our privacy booths. Reserve a booth  via the ROOM8 App. Please remember: strictly no food, and always tidy up after your session.

Podcast room

Ready to record? Book our fully equipped podcast room via the ROOM8 App! You can even bring your own decor to set the vibe in the studio (just no property damage, please).

Unwind, connect and have fun.

The Lounge & Terrace

The heartbeat of ROOM8. Keep noise friendly, use headphones for personal music, and avoid sleeping on the sofas. Enjoy our outdoor Terrace for a breath of fresh air, just keep it clean and respect the chill vibe.

Multi-purpose room

Connected to our Gaming Room, this space is perfect for events, workshops, or casual meetups. Feel free to drop in and use it anytime it’s open! However, if you need the room exclusively for your own private gathering, simply book it via the ROOM8 App.

Gaming room

Time to play! Secure your slot via the ROOM8 App. You can bring guests, but please make sure all controllers, gaming accessories, and furniture stay exactly where they belong inside the room.

Cook together, eat together.

Common kitchen

Whip up a dinner or join your neighbors for a shared breakfast! Located on the east side, it’s the perfect spot to catch the morning sun.

• Please share the kitchenware (don’t take it to your apartment)
• Storing personal food in the fridges isn’t allowed
• After eating, please clear your table. Leave dirty dishes in the sink or load them into the dishwasher — our staff will take care of the washing!

BBQ Area

Fire up the grill! Clean the grates after use. You can play music, but keep the volume down after 11 pm as sound echoes. Always double-check that the gas is fully shut off when you leave.

Sunsets, workouts, swim and chill under the stars.

The Gym

Open 24/7 (except during deep cleaning). Wipe down machines and return weights after use. For your personal music, please use headphones. Note: For safety reasons, no pets are allowed in the gym. Keep heavy lifting quiet between 10 pm and 8 am.

Pool & Sunbeds

Open daily from 8 am to 11 pm. No diving, no glass containers, and no pets allowed. Enjoy your snacks in the designated seating areas, and please tidy up before leaving.

Healthy Bar

Recharge with fresh juices and healthy snacks right by the pool. It’s your go to spot for a post-workout boost or a refreshing drink under the sun.

Open-Air Cinema

Movie nights just got an upgrade. Join our community screenings under the stars, or check the app to see how you can book the space for a private movie experience with friends.

Smooth parking and eco-friendly rides.

Cars and access

The garage is designed for standard cars and SUVs. Each resident with a registered vehicle receives a designated parking spot and one access card. Please park only in your assigned space. Lost your card? Let us know immediately so we can secure your access (replacement fee applies).

Garage etiquette

To keep things safe and tidy, please observe the 20 km/h speed limit and avoid storing personal items in your parking spot. Please keep in mind that vehicles are parked at the owner’s risk, and management is not liable for any damage or theft in the garage. If your car needs a clean, feel free to use our authorized in-building car wash service!

EV Charging

Driving electric? You can use our dedicated EV charging stations for up to 4 hours per day per vehicle, ensuring everyone in the community gets a chance to power up.

Bikes & E-scooters

We’ve set up specialized parking zones for bicycles and e-scooters on every parking level! Spaces are limited, so please check with the ROOM8 admin team for availability, and always use your personal lock.

Need a bit more room? The storage area is available exclusively for current residents. As space is limited (a maximum of two properly packed and sealed bags or boxes per person), please check with the ROOM8 admin team for current availability.

Your peace of mind comes first.

Access fobs

Your electronic fob is your personal key to the building, your apartment, and all controlled spaces. For security reasons, we provide one fob per registered resident. If it goes missing, report it to management right away (a replacement fee applies).

Fire safety & Balconies

For everyone’s safety, barbecues are strictly prohibited on balconies. If you smoke outside, please use an ashtray and never toss cigarette butts over the edge. Also, please do not tamper with or remove the fire extinguishers and smoke detectors. (We conduct periodic fire safety inspections to keep the building safe).

Emergency response

In the rare event of a severe emergency, our team will try to contact you first. If we cannot reach you and there is an immediate risk, management may need to enter your apartment to assess and control the situation.
