What is coliving (flex living)?

Also known as "shared living," coliving can broadly be defined as a shared living space designed to improve the quality of life for its residents.

Who is ROOM8 for?

The ROOM8 community is a diverse network of young professionals, digital nomads, and creative individuals from all over the world.

How do I know if I'll like coliving?

Of course, the only real way to know if you'll enjoy coliving at ROOM8 is to experience it for yourself.

Why Dubai?

It's summer all year round, it has a beautiful coastline with amazing beaches, a great crowd of young professionals from around the globe, and 0% taxes on your brilliant ideas. It's the perfect place to grow your projects and make valuable connections.

What is Dubai really like?

Fast-paced, tech-savvy, and highly ambitious. Everything here changes and gets built at the speed of light. If you love the rhythm of a big metropolis where modern technology meets great leisure opportunities, you'll vibe with this city.

What about safety? Is it true you don't have to watch your belongings?

Absolutely true. You can safely take a walk at any time of the night, and the laptop you left on a cafe table will most likely be faithfully waiting for your return with coffee. The crime rate here is close to zero, but common sense is still a good idea!

Are there specific rules of conduct I could be fined for?

Yes, safety here is built on mutual respect. You should keep the following in mind: • Photo and video recording: You cannot take photos of people without their permission, nor of government buildings or accident scenes (like car crashes). • Public behavior: Aggressive behavior, swearing, or offensive gestures can result in serious fines or deportation. • Alcohol: Drinking is only allowed in licensed venues or at home. Being heavily intoxicated in a public place is prohibited.

Is it safe to use taxis or public transport?

The transport system is completely transparent. All taxis are equipped with meters and cameras, and rides are tracked. The metro has dedicated cabins for women and children, adding extra comfort and safety.

Do I need a car to survive in the city?

Not at all. ROOM8 is just a leisurely 5–7-minute walk from the Dubai Internet City metro station. But if you do prefer to drive, we have a huge three-level parking garage, so you'll always have a spot.

Is it hard to adapt if I move here alone?

Not at all. Dubai is 90% expats—almost everyone here arrived alone at some point. And thanks to the ROOM8 community, you won't even have to look for company: from day one, you'll be surrounded by cool people from all over the world. You can discuss a startup, chill on the terrace in the evening, or watch a fun comedy at the open-air cinema.

BOOKING AND PAYMENT
Who can live at ROOM8?

Any young professional over the age of 18 can book an apartment and live at ROOM8.

Can I view the room and the building before signing a contract?

Yes, no problem at all. Contact our administration team to schedule a date and time for your visit.

What is the minimum stay?

We offer various options, but the minimum stay at ROOM8 is 3 months. After that, you can terminate your contract without any penalties by giving us a 30-day notice.

What is included in the rent?

Almost everything: furniture, appliances, utilities, regular cleaning, Wi-Fi, all maintenance, and access to all common areas designed for work, wellness, and recreation. At ROOM8, this is part of a living experience that feels more integrated, flexible, and modern.

What do my utility costs cover?

The rent includes all utilities (AC/heating, electricity, water, Wi-Fi), so there will be no unexpected bills. However, ROOM8 encourages its residents to consume water and electricity responsibly.

How do I book a room?

If rooms are available, it's very simple! Just follow these steps: Register on the website -> Fill out the application form -> Choose a room -> Wait for approval -> Provide necessary documents -> Sign the contract -> Pay -> Move in.

How do I pay my rent?

Every month, using any method convenient for you. We accept credit/debit cards and bank transfers. Bank transfer fees and various credit card processing fees may apply.

Can I pay in USD / Euros / salt / furs?

No. We only accept UAE Dirhams (AED).

Can I negotiate the price?

No, the price is fixed. However, we are currently developing a discount system for our long-term residents. Stay tuned!

Can I move in now and pay later? Money is a bit tight.

No, payment is upfront only. It's a "pay and stay" system. No exceptions.

Do I have to pay any agency fees?

If you rent directly through ROOM8, there are no real estate agency fees. And if you aren't renting directly with ROOM8, why aren't you doing that yet?

Is there a security deposit? Will I get it back when I move out?

When booking, we require a 1-month security deposit plus full payment for the first month. Your deposit is held until the end of your lease. If the room is returned in the same condition, you received it, we will refund the deposit in full. The deposit (if applicable) is returned within 6 weeks of the official end of your lease.

What about hidden costs? First and last month's rent, fees, etc.?

No hidden costs: one all-inclusive bill + your security deposit.

MOVE-IN AND MOVE-OUT
How soon can I move into ROOM8?

It all starts with your online application! Since we are building a cool, like-minded community, it’s important for us to get to know you a little. Once you submit your request, our manager will check availability and contact you within a week. If everything aligns and a room is free, we’ll move on to the paperwork! If we are fully booked right now, don’t worry: we will let you know and add you to the waitlist so you’ll be the first to find out when a spot opens up.

Can I pick a specific room in the building?

Generally, no. You will be assigned an available room from your chosen category right away.

Can I switch rooms or move to another apartment after moving in?

This may be possible, subject to availability.

What do I need to bring with me?

You only need to bring your own cooking utensils, dishes, and cutlery. If needed, our team can help you find the best deals and recommend where to buy everything you need.

What if I don't have a Dubai visa yet?

Get in touch with our team. They will help you out.

I'm going on vacation/going home for a while. Can I sublet my apartment?

Yes, this is possible. We also provide storage units for your belongings while you are away (upon request). Contact us for details.

Is there a penalty for moving out before my contract ends?

You can move out before your contract expires. However, please note that your tenancy officially ends on your booked end date. Standard early termination of the contract before the agreed term is not permitted. You will remain responsible for the full rent until the contract end date. The deposit will be refunded after the lease ends, and any damages are fully settled (if applicable).

What is the move-out notice period?

If you ever decide to leave, you need to give us a 30-calendar-day notice.

APARTMENT FEATURES AND ROOM CONDITION
Are all apartments fully furnished?

Yes, without exception. All ROOM8 apartments are stylishly equipped and fitted with modern, comfortable furniture*. Every apartment has several designated zones: • For sleeping: a bed (140-160 cm wide), mattress, pillows, bed linen, and a towel set. • For working: a desk and chair. • For storage: a large wardrobe and shelves. • For cooking and eating: a kitchen with built-in appliances, a fridge, and an electric kettle. • For binge-watching your favorite shows: a sofa or armchair and a TV. • For laundry: a washing machine and a laundry cabinet. • And finally...: an en-suite bathroom, and chairs with a small table on the balcony. *A small but important detail: We tried our best to make the apartments stylish and cozy, so we ask you to treat the furniture and appliances with care. Please keep the place clean and do not make any renovations or rearrange furniture involving drilling walls without our permission. Leave the room just as awesome as you found it!

Do I need to buy a mattress and pillows?

No. All of this is already in the apartment. On top of that, we’ve decorated the rooms with art, installed built-in kitchen appliances, and set up a Smart TV.

Can I bring my own furniture?

No. The apartments are fully furnished with modern, functional pieces and have everything you need for a comfortable stay. To keep the rooms in their original condition, we do not allow personal furniture. If you need specific items removed, we cannot accommodate that. Also, please note: • Storing items in hallways or attaching them to apartment entrance doors (e.g., doormats, shoes, and other decorative elements) is prohibited, as it violates building fire safety regulations. • No personal items can be stored in common areas like parking lots, hallways, or gyms.

How many people can fit in one studio/apartment?

We have three types of apartments: • Studio: 1-2 people • 1-bedroom apartment: 1-2 people • 2-bedroom apartment: 2-4 people

Is double occupancy allowed?

Yes, our apartments are suitable for double occupancy (e.g., for couples) as long as they form a single household. Move in and make yourself at home.

Is the included Wi-Fi fast enough for daily work, and does it work in the rooms?

The free Wi-Fi is more than enough for daily work and is available in all apartments. Additionally, all apartments are equipped with a dedicated LAN line for a wired internet connection.

Is it a Smart TV?

Yes, all our apartments are equipped with Smart TVs, which you can connect to your own streaming accounts like Netflix.

How do I do my laundry?

Each apartment has its own individual washing machine, but if you need extra laundry services, we can connect you with our partners who will pick up, wash, and deliver your clothes.

Do I have to share a bathroom?

No, you will have your very own en-suite bathroom.

Will I have my own balcony?

Yes, every apartment comes with a balcony and the necessary outdoor furniture.

Am I responsible for apartment maintenance?

No, we will take care of the maintenance.

PET POLICY
Can I bring my pet to live with me at ROOM8?

If you have a small pet, then YES, that shouldn't be a problem. Your pets must have a veterinary passport and all required vaccinations according to UAE law. Additional pet fees are determined on a case-by-case basis. We also reserve the right to request an extra security deposit for potential furniture damage or charge for a deep clean upon move-out. The only exception is that we cannot accommodate exotic animals (snakes, monkeys, spiders, etc.).

LIVING, AMENITIES, AND SERVICES
Is there a metro station nearby?

Yes. The Dubai Internet City metro station is just a 5–7-minute walk away, connecting you to all the central spots in the city.

Can I work without leaving the ROOM8 building? Do you have workspaces?

Yes, we have a very large, modern coworking space that spans two floors of the building.

What about the internet?

How can anyone survive without the internet these days? Of course, we have it—it's fast, free, and available throughout ROOM8.

Where can I take calls?

Please take calls in your room or in the designated areas within the coworking spaces.

What about noise?

We ask all ROOM8 residents to be respectful of their neighbors. Noise levels should be kept to a minimum during the quiet hours outlined in the property rules.

Are the gyms, BBQ area, pool, cinema, game room, terrace, communal kitchen, podcast room, and other common areas free for residents?

Yes, residents have full, free access to all common areas, provided another resident hasn't booked the space for private use.

What do you do to make living here exciting for residents?

We won't be humble here. Our team takes a highly professional and creative approach to organizing various events, creative nights, awesome parties, masterclasses, guest speaker sessions, and all sorts of social activities.

Can I invite guests over?

We are always happy to see your friends! Guests can visit you anytime from 8:00 AM. The main rule: if your guest isn't staying overnight (which requires separate approval), they must leave the ROOM8 premises by midnight (00:00). And remember, you are personally responsible for your guests' behavior and the comfort of your neighbors during their visit.

Is there a cafe/bar in the building?

Yes. There is a modern healthy-food cafe on the ground floor, as well as a cozy rooftop bar (food and drinks are not included in your rent). There are also several grocery stores, cafes, and restaurants nearby, so you definitely won't go hungry.

Is there parking on-site or nearby?

Yes, ROOM8 has a three-level underground parking garage. A parking spot is already included in your rent. The main thing is to follow the parking rules and show respect to your neighbors and other vehicles. Parking is only allowed in designated spots, with a maximum of one car per parking spot.

I have a bicycle, can I use the bike parking?

Yes. We have storage space not only for bicycles but also for electric scooters (check with the manager for availability).

Can I smoke?

No, smoking and the use of vapes are strictly prohibited anywhere inside the building. Smoking is only allowed in designated outdoor areas. Cigarette butts should be disposed of properly to avoid fire hazards. Absolutely no cigarette butts should be thrown off balconies or roof terraces. Smoking shisha/hookah is also prohibited for safety reasons.

Are cleaning/maid services available?

Regular cleaning is already included in your rent. However, if you need extra cleaning, you can reach out to the ROOM8 team, and we will gladly help find the perfect solution for your needs. Our cleaning team maintains the common areas (kitchens, communal bathrooms) and personal bedrooms. You can order additional room cleaning for an extra fee.

Are there storage units on-site?

Yes, we have a facility for the temporary storage of your belongings. To check for available space, contact our reception team or use the app.

What should I do if I have questions related to living at ROOM8?

During business hours, you can come to the reception desk, call us, or contact us through the mobile app.

SAFETY FIRST
WASTE DISPOSAL

In Dubai's hot climate, cleanliness is the key to keeping unwanted "guests" (like insects) away. Therefore, we ask you to follow a few simple rules: • No trash bags outside your door: Please do not let garbage pile up in your apartment or leave bags out in the common hallway. • Regular trash: Tie your garbage bags tightly and drop them into the designated garbage chutes conveniently located on every floor. • Bulky waste: If you have large delivery boxes or bulky trash, please don't try to shove them down the chute. Leave them at the designated waste disposal area (our reception team can point you in the right direction). • Recycling: Let's take care of the environment and sort our recyclables wherever possible, using the dedicated recycling bins on the premises.

Are there any important rules I absolutely need to know?

Of course. Your comfort and safety are our top priority, so we have a few strict, but perfectly logical rules: • No playing with fire: Absolutely no open flames (candles, sparklers) inside the apartments or common areas. Please never leave the stove unattended and do not store flammable materials in your room. • Grilling and BBQ: We all love a good BBQ, but grilling on your balcony or inside the apartment is strictly prohibited. We have a fully equipped BBQ area for that—just book it in advance with our manager. • Fire safety: Please do not block fire exits or common staircases with personal items. And under no circumstances should you tamper with the smoke detectors—they are there to save your life. • Respect for others: Any actions that endanger you, other residents, or the ROOM8 building are strictly forbidden. • Important disclaimer: We do everything to keep you safe, but please remember that management is not liable for personal injuries or damages caused by negligence on the premises. Stay safe!

What should I do in an emergency?

In the event of an emergency, please contact us by phone at +971******* (Mobile/WhatsApp). Also, keep these primary emergency numbers handy: • 999 - Police (Emergency) • 998 - Ambulance • 997 - Fire Department • 901 - Police (non-emergency) In Dubai, safety is a shared responsibility. If you see anything suspicious, you can use the "Police Eye" feature in the Dubai Police app to report the issue anonymously.
